A loft conversion boasting a flawless finish, featuring not only a stunning bedroom, dressing room and study, but also a lavish bathroom.

The Project

David and Janie wished to generate extra living space in their home and having previously developed four properties, they had very clear ideas about what they wanted to achieve in converting their attic. Primarily, they required an additional bedroom and a bathroom, with a bath and shower. Also, as they didn't want to lose the box room at the top of the existing stairs or any hall space, the configuration of the new staircase would be crucial. Light and storage were extremely important factors to consider too!

Janie explains:

"We were keen to use the existing landing space that we had. We didn’t want to have to shave any space off any of the other rooms."

Our Approach

In close consultation with our design team, David and Janie settled on a design that would replace the back wall with full length windows and a beautiful Juliet balcony, from which they could enjoy the evening sunset. In order to retain the property’s 1930s character, we suggested narrowing the stair width which would create a beautiful curve and complement the existing stairs. By narrowing the stair width, we also maintained the width in the hallways and the feel of the original stairway. This also allowed for the addition of a study in their loft and room for a walk-in wardrobe.

David says:

"We had thought that there was no way that we could fit a walk-in wardrobe into this house, it was a pie in the sky idea that Landmark Lofts turned into a reality."

The Result

An extremely impressive result situated at the top of their semi-detached home, the loft conversion incorporated a bedroom with an en-suite bathroom, a walk-in wardrobe and a study. This luxurious hip-to-gable loft conversion is not only beautifully decorated, it showcases intelligent design and David and Janie are pleased that they have four additional spaces, all under permitted development.

The sophisticated master bedroom and en-suite bathroom are located at the rear of the property. Two large windows are featured on either side of the French doors that open onto the balcony, allowing natural light to pour into this relaxing haven on the top floor. The pristine bathroom features double sinks, a spacious walk-in shower and a freestanding bath .

The new dressing room is flooded with light as a result of the two Velux windows, which also maintain the privacy of the room due to their positioning. The new study at the front of the house also features a large Velux window and offers a quiet space in which they can work from home.

Thrilled with the outcome, Janie says:

"I knew a house of this size would need a bigger family bathroom to satisfy the Estate Agent in me and now we have it!"

David says:

"We’ve got so much space now we can’t quite believe it, that’s been the nicest thing, almost 400 extra square feet.  We’ve definitely made our money back on the loft conversion and more."
